The Calgary industrial real estate market may now be considered 'balanced', and is relatively healthy compared to most North American markets. The cautious optimism for the Alberta economy has resulted in a modest increase in industrial leasing activity since early 2010. Some developers are seriously considering new projects to get underway over the next year but no commitments have been made to date. The Alberta unemployment levels have not begun to decrease and until we see net growth in employment, the demand for industrial space will remain muted. Industrial headlease (direct lease) rental rates have stabilized and can expect to gradually creep upwards as vacancy gets absorbed.
With this highly dynamic market, never has it been more important for tenants, buyers and sellers to work closely with their real estate professional. CANAROPA moves to modern showroom facility
Calgary - Saturday, September 04, 2010: After 20 years at it old Airways warehouse, CANAROPA has leased a new 9,200 sf showroom and warehouse in Horizon Industrial. Canaropa's Calgary manager Shawn Brady states that "the company can now expand its hardware product lines, display them properly and have an efficient and lower cost warehouse operation to better serve its growing customer base. The move was long overdue, but now we have the capacity to grow the business more profitably". Canaropa's facility was built by Hopewell Development Corp. and leased by Ed Dorosz of Avison Young.
