The strength of the Calgary commercial real estate market has diminished and may be considered 'balanced', but is still relatively strong compared to most North American markets. Calgary rental rates for industrial and office spaces have declined 15-20% over the past 3 quarters. Rental rates appear to have stabilized, and should remain steady into the summer months. Landlords are now offering tenant incentives to complete deals, something we have not seen for the past 2-3 years.

CANAROPA moves to modern showroom facility Calgary - Friday, July 03, 2009: After 20 years at it old Airways warehouse, CANAROPA has leased a new 9,200 sf showroom and warehouse in Horizon Industrial. Canaropa's Calgary manager Shawn Brady states that "the company can now expand its hardware product lines, display them properly and have an efficient and lower cost warehouse operation to better serve its growing customer base. The move was long overdue, but now we have the capacity to grow the business more profitably". Canaropa's facility was built by Hopewell Development Corp. and leased by Ed Dorosz of Avison Young.

CROWN Worldwide Relocations expands near airport Calgary - Friday, July 03, 2009: CROWN Worldwide is now moving to a new 20,000 sf bay in a brand new distribution centre in the Freeport Industrial district just north of the Calgary airport. Travis Brass, Crown's operaions executive for Western Canada states "after 5 years in a then-new warehouse in Horizon district which served us well, the new move effectively doubles our capacity so we can better serve our clientele in support of their international operations".
